Central Investment Properties is operated and controlled by a rare Father and Daughter
decision making team, both of whom have a leisure real estate background.

The pair have a philosophy to make fast effective decisions and to stand by them, the result of which has
allowed a considerable number of transactions to take place since they joined forces in January 2006.

In 1996 Lewis Davis set up Central Investment Properties following previous spells as Managing
Director of two publicly quoted companies, namely Trevian Holdings and s
ubsequently Harmony Property Group.

Emma joined her father after selling Berkeley Simmons Davis to the then
Hercules plc (subsequently Erinaceous).

It was no surprise that she created this Agency to deal solely with restaurant and leisure activities
following a 3 year education at Davis Coffer Lyons, which by no coincidence was the
creation of Lewis and David Coffer some 25 years earlier.

Group strategy:

Despite a difficult market, we still have strong lines of finance with several Banks and
pride ourselves on being able to respond quickly to agents with a reply once we
are offered properties, even if it needs to be in the negative.

In addition to normal bank finance we have a variety of cash rich joint venture partners
that comprise high net worth individuals, who are not directly
involved in the Real Estate industry.

We believe in explaining to agents who want to offer us opportunities why we
would or indeed would not be interested in a particular property.

Once the decision is made to purchase, our survey and valuation team swing into action
and we clarify with our Valuers that the property “stacks-up” before submitting an
offer that could waste everybody’s time. This is all backed up by our
solicitors, Memery Crystal and the support of our Bankers.

Our success in getting deals through is crucial to us. We have proven and want to
continue to prove that in a competitive market we are reliable, and on the
basis that we are a small but nevertheless motivated team, it is an
important part of the strategy not to waste precious time on
situations that may not come to fruition.
