Hampstead High Street, London NW3: This property was purchased in 2014 with a Lease to Nat West coming to an end and with upper parts occupied as offices. A new lease was negotiated with Nat West and the upper parts were surrendered by the office occupiers. The upper parts did have the benefit of a Change of Use from B1 to residential but this was all and a new planning application was submitted to re-organise the upper parts to have a viable residential scheme and to also remove the very ugly 1970’s external staircase which ran the full height of the building. Waverton Street: Together with joint venture partners, this property, which previously traded as The Red Lion Public House, was purchased in February 2009. In line with our current strategy to selectively make acquisitions, this was a purchase we made on an unconditional basis, with a view to submitting a planning application to convert the property to residential use. Accordingly a Planning Application was submitted and subsequently obtained, to retain the façade and demolish the reminder of the property to create a single house, measuring just under 9,000 sq ft net.
